Week Ending August 16, 2026
Washington, D.C. Metro
Summary
- New contracts continue falling. There were 4,822 new purchase contracts in the Mid-Atlantic for the week ending August 16. This is an 8.8% decrease from the same week in 2025 and the second week in a row with a significant year-over-year decrease. Southern Maryland is the only sub-region with an increase in new purchase contracts for the week.
- Median list prices remain firm. The median list price across the Bright MLS service area rose 1.2% year-over-year to $424,900. Despite localized dips in the Washington Metro, MD/WV Panhandle, and Del/Mar Coastal sub-regions, the median asking price remains resilient against buyer hesitation.
- New listings are flat overall. New listings plateaued at 5,834, up just 0.1% year-over-year, snapping a four-week streak of annual growth. Performance was far more mixed at the sub-regional level, ending recent broad-based gains in inventory across the Mid Atlantic.
